I am looking to have a house built on the central coast as I cannot find a suitable small energy efficient dwelling for sale. I would be very grateful for any recommendations, preferably for local people.
Many thanks,
Gabrielle

When we built our place many years ago advertised at the local university. Their would be plenty of interest.
If someone is interested they can use the project in their portfolio and you could also pay them.
Its a tough gig now being a new architect just out of school.

Currently have a passive solar place with ET hot water and 2.5kW PV nearing completion by owner builder in Budgewoi - more house details in your inbox. Just delivered the plans for a 60 sq m two bedroom passive solar granny flat too (Manly in Sydney) - how small do you want to go?

I can possibly help you with a builder as I am a insulation contractor specialising in sustainable products.
The design is important but any reputable builder on the coast, some of which we deal with, can build your design.
We have a few good insulation products that actually work. Most people choose the cheapest insulation product available Fibreglass but do you know that it is hard to install batts gap free (5% gaps are common and reduce the insulation rating by half) and as well batts are rated at Zero moisture content when tested when in real life they (like all insulation) absorb some moisture and only 1.5% moisture reduced the affective insulation by 50%.
More than likely your R4.0 roof batts have an effective R value of 1.0 or less at times and your R1.5 wall batts have an effective value of R 0.4 or less.
No wonder we don't get bang for bucks out of insulation and the hence the real energy efficiency of buildings is a LOT LESS THEN THE STAR RATING due to problems like the above and the lack of air tightness in the building.
